Here&#8217;s How Stamp Duty Has Changed"},"content":{"rendered":"\n<p>If you&#8217;re planning to buy a home in England or Northern Ireland this year, there&#8217;s an important update you should know \u2014 stamp duty has increased.<\/p>\n\n\n\n<p>From 1 April 2025, the government changed the rules, which means many home buyers will now pay more in stamp duty than they would have a few months ago.<\/p>\n\n\n\n<p>Here\u2019s a simple breakdown of what\u2019s changed, who it affects, and what it means for your budget.<\/p>\n\n\n\n<p><strong>What Is Stamp Duty?<\/strong><\/p>\n\n\n\n<p>Stamp Duty Land Tax (SDLT) is a tax you pay when you buy a property or land in England or Northern Ireland. It applies whether you&#8217;re:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Buying your first home<\/li>\n\n\n\n<li>Moving to a new one<\/li>\n\n\n\n<li>Buying a second property (like a buy-to-let or holiday home)<\/li>\n<\/ul>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>You pay stamp duty after your sale completes\u2014usually your solicitor will sort this for you\u2014but it needs to be paid within 14 days<sup>1<\/sup>.<\/p>\n\n\n\n<p><strong>What Changed in April 2025?<\/strong><\/p>\n\n\n\n<p>During the pandemic and economic uncertainty, the government increased the tax-free thresholds to make moving more affordable. That ended on 1 April 2025, so the thresholds are now back to where they were before.<\/p>\n\n\n\n<p>Here\u2019s what that means in real terms<sup>1<\/sup>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You now start paying stamp duty on anything over \u00a3125,000 (it used to be \u00a3250,000)<\/li>\n\n\n\n<li>If you\u2019re a first-time buyer, you now only get tax relief up to \u00a3300,000 (previously \u00a3425,000)<\/li>\n\n\n\n<li>If your home costs more than \u00a3500,000, you get no first-time buyer discount at all<\/li>\n<\/ul>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><strong>How Much Will I Pay Now?<\/strong><\/p>\n\n\n\n<p>Here are the current rates for most buyers<sup>2<\/sup>:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><td><strong>Property Price<\/strong><\/td><td><strong>Stamp Duty Rate<\/strong><\/td><\/tr><\/thead><tbody><tr><td>Up to \u00a3125,000<\/td><td>0%<\/td><\/tr><tr><td>\u00a3125,001 \u2013 \u00a3250,000<\/td><td>2%<\/td><\/tr><tr><td>\u00a3250,001 \u2013 \u00a3925,000<\/td><td>5%<\/td><\/tr><tr><td>\u00a3925,001 \u2013 \u00a31.5 million<\/td><td>10%<\/td><\/tr><tr><td>Over \u00a31.5 million<\/td><td>12%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p><strong>First-Time Buyers \u2013 What\u2019s Changed?<\/strong><\/p>\n\n\n\n<p>If you\u2019ve never owned a home before, you\u2019ll still get a discount\u2014but it\u2019s not as generous as it was<sup>1<\/sup>:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><td><strong>Price of Your First Home<\/strong><\/td><td><strong>What You\u2019ll Pay<\/strong><\/td><\/tr><\/thead><tbody><tr><td>Up to \u00a3300,000<\/td><td>0% stamp duty<\/td><\/tr><tr><td>\u00a3300,001 \u2013 \u00a3500,000<\/td><td>5% on the part over \u00a3300,000<\/td><\/tr><tr><td>Over \u00a3500,000<\/td><td>No discount at all<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p><strong>Example:<\/strong><br>If you\u2019re buying your first home for \u00a3500,000, you\u2019ll pay \u00a310,000 in stamp duty.<\/p>\n\n\n\n<p><strong>Buying a Second Property? There\u2019s Extra Tax<\/strong><\/p>\n\n\n\n<p>If you already own a home and you\u2019re buying another\u2014like a buy-to-let or holiday home\u2014you\u2019ll pay an extra 5% on top of the normal rates<sup>1<\/sup>.<\/p>\n\n\n\n<p>This applies to properties over \u00a340,000.<\/p>\n\n\n\n<p><strong>Real Examples<\/strong><\/p>\n\n\n\n<p><strong>Example 1: Buying a \u00a3295,000 home (not a first-time buyer)<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>0% on the first \u00a3125,000 = \u00a30<\/li>\n\n\n\n<li>2% on the next \u00a3125,000 = \u00a32,500<\/li>\n\n\n\n<li>5% on the last \u00a345,000 = \u00a32,250<\/li>\n\n\n\n<li>Total = \u00a34,750<\/li>\n<\/ul>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><strong>Example 2: First-time buyer purchasing at \u00a3500,000<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>0% on the first \u00a3300,000 = \u00a30<\/li>\n\n\n\n<li>5% on the remaining \u00a3200,000 = \u00a310,000<\/li>\n\n\n\n<li>Total = \u00a310,000<\/li>\n<\/ul>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><strong>What If You\u2019re Buying in Scotland or Wales?<\/strong><\/p>\n\n\n\n<p>Stamp duty works differently in Scotland and Wales:<\/p>\n\n\n\n<p><strong>Scotland \u2013 You\u2019ll Pay LBTT (Land and Buildings Transaction Tax)<sup>2<\/sup><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>0% up to \u00a3145,000<\/li>\n\n\n\n<li>2% from \u00a3145,001 to \u00a3250,000<\/li>\n\n\n\n<li>5% from \u00a3250,001 to \u00a3325,000<\/li>\n\n\n\n<li>10% from \u00a3325,001 to \u00a3750,000<\/li>\n\n\n\n<li>12% above \u00a3750,000<\/li>\n\n\n\n<li>First-time buyers get 0% up to \u00a3175,000<\/li>\n\n\n\n<li>Buying a second home? Add 8% extra on top<\/li>\n<\/ul>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><strong>Wales \u2013 You\u2019ll Pay LTT (Land Transaction Tax)<sup>2<\/sup><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>0% up to \u00a3225,000<\/li>\n\n\n\n<li>6% from \u00a3225,001 to \u00a3400,000<\/li>\n\n\n\n<li>7.5% from \u00a3400,001 to \u00a3750,000<\/li>\n\n\n\n<li>10% from \u00a3750,001 to \u00a31.5m<\/li>\n\n\n\n<li>12% above \u00a31.5m<\/li>\n\n\n\n<li>No first-time buyer relief<\/li>\n\n\n\n<li>Buying a second property? You\u2019ll pay up to 17%, depending on the price<\/li>\n<\/ul>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><strong>What Should You Do Now?<\/strong><\/p>\n\n\n\n<p>If you\u2019re thinking about buying, don\u2019t let stamp duty catch you by surprise.
